PRIMARY RESPONSIBILITIES:
Daily:
Development accounting for properties under construction or redevelopment.
Assist 3rd party property accountants with accounting questions related to accounts payable, accounts receivable, bank reconciliations and the general ledger.
Review and approve opening charges and straight-line rent calculations.
Review and process tenant move out forms.
Assist with special projects and other related duties as may be assigned.
Monthly:
Assist in the review of property-level monthly reporting packages including management fee calculations, accruals and actual to budget variance explanations.
Prepare and code property tax invoices to ensure prompt payment.
Provide property tax consultants with supporting documents for tax appeals.
Quarterly:
Review of accrual entries related to operating expense true-ups, straight-line rent, property taxes, and insurance.
Analyze building improvements, lease commissions, tenant allowances, and other capital items for proper classification.
Analyze and coordinate accrual of bad debt reserves.
Review property-level financial information
Prepare work papers and ensure the fulfillment of financial reporting requirements for external and internal audits and tax accountants.
Annually:
Participation in the annual year-end Reconciliations.
Participation in the annual property budgets.
Liaise with external auditors (Ernst & Young) during the annual audit and quarterly reviews.
Additional Responsibilities:
Assist with SOX compliance in conjunction with the outsourced internal audit firm
Other special projects as required (ASC 805 analysis, new accounting guidance implementation, etc.)
The salary range for this position is $85,000 to $90,000.

Requirements
Strong analytical skills, with the ability to exercise good judgment and make decisions based on accurate and timely analysis
Commitment and abilities to meet critical business deadlines
Attention to detail and demonstrated ability to follow standard procedures is a requirement
Spreadsheet and database capabilities
BA/BS or equivalent in Accounting, Finance or Economics
Experience working in a dynamic and changing company environment a plus
Self-starter, ability to identify issues and resolve problems
Quality experience with auditing
Deep understanding of general ledger
Foundational knowledge in variance analysis
Wide ranging experience with SOX
Practical knowledge of Property Tax
Proven knowledge of accruals
Property accounting experience desired
Well-founded grasp of Management Fee Calculations
General familiarity with Property Tax
Accounts Payable (AP) experience
Financial reporting experience highly desired
Fully formed organizational, written and verbal communication skills
Knowledgeable of ERP systems
Recent and relevant accounting experience
Ability to work within spreadsheets and databases
