Responsibilities

• Manage, analyze and address the Company’s shopping center properties’ real estate tax assessments in various jurisdictions throughout the United States.

• Perform real estate valuation analyses for assigned portfolio of properties to determine whether Company’s proposed assessments are appropriately valued, or whether the property could benefit from a real estate tax appeal.

• Have proactive conversations with assessors to pre-enroll negotiated assessments. File real estate tax appeals as necessary, negotiate value reductions with county assessors, and/or attend tax appeal board hearings to resolve appeals.

• Develop appeal packages in support of filed tax appeals, including, but not limited to, valuation analyses, income approach arguments, market analysis, and competition review.

• Liaison with the Company’s Property Accounting Department to obtain necessary financial data and operating reports to conduct independent valuation analyses and to support the Company’s real estate tax appeals.

• For jurisdictions requiring legal counsel, select, retain, and direct outside counsel and consultants to advise and represent the Company on real estate tax issues.

• Other duties as assigned.

Requirements

Qualifications

• Bachelor’s Degree required; Advanced degree such as MBA or JD preferred, but not required.

• 5+ years related experience. Knowledge of real estate valuation and assessment procedure.

• Excellent interpersonal, oral and written communication skills.

• Solid organizational skills with the ability to adhere to deadlines.
