Description
We are offering a contract to hire employment opportunity for a Property Administrator in Colorado Springs, Colorado. In this role, you will be instrumental in the management and organization of our property portfolio, demonstrating a keen understanding of rental markets and ensuring optimal maintenance and function of properties. The workplace is dynamic and professional, and your work will directly influence the quality of service we provide to our clients.
Responsibilities:
• Manage all aspects of assigned properties, ensuring they meet our high standards.
• Inspect properties regularly and arrange maintenance as required.
• Cultivate positive, productive relationships with tenants, addressing their inquiries and concerns.
• Use AppFolio software to organize property-related details and tenant records.
• Negotiate lease and contract terms and conditions to secure the best deals.
• Advertise available properties and handle leasing inquiries, ensuring a quick turnover of vacant units.
• Manage budgeting and financial reporting for each property, using your knowledge of accounting software systems.
• Conduct market analysis to determine property value and adjust rental rates as necessary.
• Adhere to all property regulations and company procedures to ensure compliance.
• Utilize various management systems to enhance customer relations and property management procedures.
Requirements • Proficiency in Accounting Software Systems
• Experience with ADP - Financial Services
• Familiarity with CRM systems
• Knowledge of JD Edwards EnterpriseOne
• Competence in Management System usage
• Ability to perform Accounting Functions
• Experience with Accounts Payable (AP)
• Experience with Accounts Receivable (AR)
• Capability to handle Billing Functions
• Understanding of Budget Processes
