Robert Half Asset Manager in Concord, California

Description

We are offering an opportunity for an Asset Manager to join our team in the Real Estate & Property industry located in Concord, California.

Summary of Responsibilities:

Marketing:

  • Maximize cash flow by maintaining full occupancy at fair market values.

  • Market properties to brokers and prospective tenants via monthly email blasts and platforms (Costar, Loopnet, Crexi).

  • Create flyers, floor plans, and modify for tenant improvements.

  • Build and maintain strong broker relationships.

  • Track market data to ensure competitive pricing.

Lease Negotiations:

  • Manage lease processes: marketing, tours, LOIs, negotiations, and drafting documents.

  • Collaborate with legal on lease terms and ensure accurate database input.

  • Negotiate and track commissions for brokers.

  • Ensure compliance with loan covenants and manage office leases.

Property Management:

  • Oversee property management teams and functions.

  • Address major maintenance, tenant issues, and emergencies as Senior Property Manager.

  • Develop solutions for complex management challenges.

  • Regularly review budgets and property operations.

Project Management/New Development:

  • Establish timelines and manage lease amendments post-execution.

  • Provide input on project planning for future management needs.

Asset Management:

  • Communicate major property changes to owners and recommend long-term strategies.

  • Manage building sales/purchases and due diligence.

  • Oversee appraisals and monitor capital improvement forecasts.

Tenant Improvements/Construction Management:

  • Design and oversee tenant improvement projects to ensure timely, budget-compliant delivery.

  • Manage smaller turnover projects.

Budgets:

  • Approve and administer operating budgets; create turnover budgets biannually.

  • Collaborate with the Controller on cash management and fiscal changes.

General Management:

  • Ensure operational efficiency and manage staff.

  • Oversee invoicing and fee structures.

  • Administer the Commercial Café tenant portal for tenant interactions.

    Requirements

Skills:

  • Strong negotiation skills/interpersonal skills.

  • 10+ years in property management.

  • California real estate license (broker preferred).

  • Yardi (voyager, ABF, AP).

  • Microsoft Suite: Word/Excel/Outlook/SharePoint (intermediate to advanced Word redlining/formatting).

  • Adobe PDF (edit, search).

  • Adobe photo shop or similar.

  • IT familiarity.

  • Basic construction knowledge for tenant improvements, capital improvements, major maintenance. Ability to read/interpret original construction drawings and understand basic construction.
