Description
The Property Manager (Accounts Receivable Focus) is responsible for overseeing the day-to-day operations of assigned properties, with a particular emphasis on managing and optimizing accounts receivable processes. This role ensures the timely collection of rent, resolution of tenant issues, and maintenance of accurate financial records to support the financial health and operational efficiency of our properties.
Key Responsibilities:
Manage all aspects of property management for assigned properties, including tenant relations, maintenance, and lease administration.
Oversee and execute the accounts receivable process, including generating and sending out monthly rent statements.
Ensure timely collection of rent and other charges from tenants.
Monitor and manage delinquencies, initiate collection processes, and coordinate with legal as necessary.
Maintain accurate and up-to-date tenant accounts and records.
Conduct regular property inspections to ensure compliance with lease agreements and identify maintenance needs.
Coordinate and supervise maintenance and repair work.
Address tenant inquiries and resolve complaints promptly and professionally.
Prepare monthly financial reports, including accounts receivable aging reports, for management review.
Assist in budget preparation and financial forecasting for assigned properties.
Develop and implement strategies to optimize rent collection and reduce delinquencies.
Ensure compliance with all local, state, and federal regulations related to property management and accounts receivable.
Collaborate with the accounting team to ensure accurate financial reporting and reconciliation.
Maintain strong relationships with tenants, property owners, and vendors.
Requirements
Bachelor’s degree in Business Administration, Finance, Accounting, Real Estate, or related field preferred.
Proven experience as a Property Manager with a focus on accounts receivable.
Solid understanding of accounts receivable principles and property management practices.
Proficiency in property management software (e.g., Yardi, AppFolio) and accounting software.
Excellent organizational and time management skills.
Strong analytical skills and attention to detail.
Ability to communicate effectively with tenants, property owners, and team members.
Proactive problem-solving abilities and conflict resolution skills.
Knowledge of relevant local, state, and federal regulations.
Valid driver’s license and reliable transportation.
