Description Growing and expanding Santa Cruz company is offering an opportunity to apply your experience and skills as a Maintenance Operations Manager. The facilities maintenance officer is a salaried exempt position with no direct supervisory responsibilities. This position concentrates on maintenance and planning future work in order to provide the maintenance department with support. Role ensures that maintenance projects are planned and ready to execute. All plans are developed for the safe, efficient and environmentally sound repairs of the equipment. Manage a contractors as needed to ensure that all maintenance and repair work is completed efficiently and effectively. Develop and implement preventative maintenance programs to minimize downtime and increase the longevity of equipment and systems. Conduct regular inspections of properties to identify potential maintenance issues and ensure that all facilities are in compliance with local, state, and federal regulations. Manage the budget for facilities maintenance, including developing and implementing cost-saving measures and working with company vendor manager to negotiate contracts. Ensure that all properties are properly maintained and repaired, including managing emergency repair. Essential Job Functions include but not limited to: Trouble shooting and repair of electrical/mechanical systems to include HVAC & Plumbing Conducting ongoing preventative maintenance program Review, prioritize and complete daily work orders Daily inspections of property to identify potential and current needs Coordinating with local health, fire and building inspectors to ensure compliance with codes and regulations Responsible for the supervision of the preventative maintenance team member at property Completing daily maintenance logs and work orders to be submitted to Corporate office, daily Use proper execution of our lock out/tag out program
